Abstract:
The aim of the study was to determine the factors affecting the housing price in the central district of Rize province by using the physical and spatial features of the house. The data of the study was obtained from the surveys conducted by 100 households who bought a house in the central district of Rize province in 2016. Hedonic Price Model was used to determine the factors affecting the housing price. The research model explained 62.1% of the variance in the housing prices. According to the model results, net area of the house, housing material quality, heating system, socio-economic level of the district and sea view positively affected the housing prices while the age of the house negatively affected the housing prices. There was an average of 11.1% differences between the actual housing prices and estimated housing prices. These results indicate that the model can be used to determine the prices of housing in the research area.
